EPC rules for landlords in England

The rule in one line

An EPC lasts 10 years. You need a valid one before you market the property to let, and it must be rated E or above.

New tenants

Give a new tenant a copy of the EPC. One certificate covers every new let until it expires.

If you miss it

A sitting tenant doesn't need a new EPC when the old one expires, but you need a valid one before you next market or re-let. Rated F or G? You can't let it unless you improve it or register an exemption.
