When was your last gas safety check?

Gas safety rules for landlords in England

The rule in one line

A Gas Safe registered engineer must check every gas appliance and flue you provide at least every 12 months, and the tenant gets a copy of the record within 28 days of the check.

Booking early

You can have the check done up to 2 months before the deadline and still keep the original expiry date, so you lose nothing by going early.

New tenants

Give a new tenant a copy of the current gas safety record before they move in.

If you miss it

Book a Gas Safe registered engineer now and give the tenant a copy of the new record within 28 days. A late check starts a fresh 12 months from the day it is done.

Checked on 21 October 2026
