What letting agents charge landlords
Most UK letting agents offer three levels of service. Let only (or tenant find) is a one-off fee to advertise the property, arrange viewings, reference the tenant and sign the tenancy. Rent collection adds a monthly fee to collect the rent and chase arrears. Full management adds a bigger monthly fee to handle repairs, inspections, safety certificates and day-to-day contact with the tenant.
On top of the headline fee, many agents charge for inventories and check-ins, admin or annual statements, and sometimes a mark-up on repairs. Ask for the written fee schedule and add them all up: this calculator turns them into one yearly figure.
VAT on letting agent fees
Agents that are VAT-registered must add VAT at 20% to their fees, and most quote their fees before VAT. A "10% management fee" is really 12% of the rent once VAT is added. Every fee in the calculator has a "+ VAT" or "VAT included" switch, so you can match it to how your agent quoted.
Let only vs rent collection vs full management
Let only suits landlords who live nearby and are happy to deal with the tenant and repairs themselves. Rent collection mainly saves chasing late payments. Full management hands over almost everything, but it is the biggest cost: often a month and a half of rent or more each year once VAT and extras are added.
If you self-manage, the work that takes most of the time is chasing rent, keeping safety certificates and other compliance dates in date, and answering tenant messages. That is the work Portfoliq automates.
The Renters' Rights Act and agent fees
Since 1 May 2026, private tenancies in England are periodic, with no fixed terms. That means there are no fixed-term renewals, so a renewal fee should no longer apply. If your agent still charges one, ask what it is for.
Under the Tenant Fees Act 2019, agents in England cannot charge tenants for viewings, referencing, tenancy set-up or check-out. Those costs are paid by the landlord, which is why letting fees fall on you.
Is it worth using a letting agent?
An agent is worth it if you live far from the property, have no time at all, or would rather pay to never hear about a boiler. For most landlords with one to a few properties, the cost is far more than the time it saves, especially when reminders, rent tracking and tenant messages are automated.
Are management fees tax-deductible?
Yes. Letting agent and management fees are allowable expenses that you deduct from your rental income. So is the cost of software you use to run the property business, including Portfoliq.

Common questions
- What is the average property management fee in the UK?
- Full management usually costs 10–15% of the monthly rent plus VAT, which is 12–18% once VAT is added. Rent collection is usually 5–10% plus VAT, and a let-only tenant find is often 50–100% of one month's rent plus VAT. London and HMOs can cost more.
- How do I calculate my property management fees?
- Multiply the monthly rent by 12 and by the management fee percentage, then add 20% VAT if the fee was quoted before VAT. Add one-off fees such as tenant find and inventory, divided by how many years a tenancy usually lasts, plus any yearly admin fees. The calculator above does this for you.
- What is the difference between a letting fee and a management fee?
- A letting fee (or tenant-find fee) is a one-off charge each time the agent finds you a new tenant. A management fee is charged every month, as a percentage of the rent, for collecting rent and looking after the property.
- Do letting agent fees include VAT?
- Usually not. Most agents quote fees before VAT and then add 20%, so a 12% fee costs you 14.4% of the rent. Check the agent's terms, which must show fees including VAT.
- Can I negotiate letting agent fees?
- Yes. Fees are not fixed, and agents often lower them for more than one property, a long-term tenant or a property that lets quickly. Compare quotes, and ask which extras can be removed.
- Are letting agent fees tax-deductible?
- Yes. Letting agent and management fees are allowable expenses against your rental income, as is property management software.
- Is it worth using a letting agent?
- It depends on how close you live and how much time you have. For most landlords with a few properties, self-managing with tools that automate rent reminders, compliance dates and tenant messages keeps far more of the rent for a couple of hours a month.
